Applicability: Saved CountyEdge property research cases and reports; starting research depends on account allowance and service availability. Editorial review: 2026-09-25. Examples are fictional. The current account and case messages take precedence over a remembered status.
Outcome
Return to an existing investigation, understand its progress, and decide whether to keep reading, correct the brief, or wait for an availability issue to resolve.
Before you begin
Sign in with the verified account that created the case. Have the case link or open Your property research. A brief prepared in the browser is not a saved case until it has been submitted successfully.
The current allowance is three free reports per calendar month, with the month measured in UTC, and one report running at a time. A new report version uses the same allowance. Failed research releases its allowance; reopening an existing report does not start another run.
Practical steps
- Open Your property research and select the intended property. The list uses Research in progress, Report ready, or Research needs another attempt. Match the address and creation date if you have more than one case for the same property.
- Read the case's current message and last-saved time. Queued research is waiting for its next research pass. Researching means checks are in progress. A count of saved checks indicates retained work, not that every check found complete evidence.
- Read any preliminary results in the case as provisional. Research continues while the case is queued or researching. Use the confirmed scope to check what you asked for.
- When the case reports that the research report is ready, choose Open private report. Read the dated findings, assumptions, and unresolved questions. Opening it again does not rerun the investigation.
- If the case says Research could not complete, read its error and retained information. Use Review this brief again when you need to inspect or correct the request; review and confirm it before starting another attempt when available.
- If you need an updated completed report, use its new-version action after checking allowance. Returning to the existing report and requesting a new version are separate actions.
Worked example
A fictional investor starts a rental investigation, sees that several research checks have been saved, and closes the page. Later, they sign in to the same account and reopen the case from Your property research.
The case now includes preliminary findings about the property, but a local restriction remains unresolved. The investor can review that evidence while the case continues. They do not start another brief just because the first report is not complete.
When the case finishes, its report still includes a restriction gap. Completion makes the dated research version available; it does not convert the missing restriction evidence into permission to rent.
How to interpret it
Case progress and evidence strength are separate. A completed check can report an unavailable record. A completed report can contain estimates, conflicting facts, and required follow-up. A preliminary report can already contain useful evidence without being the finished assessment.
Status wording can differ between the case and report views. A case may be queued or researching while a report view says Analysis in progress. Use the case to follow the saved investigation and the finished report to read the resulting version.
Do not infer a completion time from a progress message. Coverage, source availability, and service conditions affect what can be established. A start button that is disabled because the service is unavailable means the request has not begun, even if the brief is fully filled out.
Common problems
- No cases appear: confirm the signed-in account and whether the brief was actually submitted. An unsaved browser draft does not appear as a saved case.
- A case is unavailable for your account: sign in with its owning account. A copied link does not grant another account access.
- The start control says a report is already running: return to that existing case. The account permits one active report run at a time.
- The monthly allowance is exhausted: existing cases and reports remain readable. Creating another report or analysis version requires available allowance.
- The service is being prepared or is unavailable: retain your brief and follow the on-screen message. The browser draft lasts up to 24 hours in the same session; it is not a promise of indefinite storage or automatic submission later.
- Research failed: the case keeps the brief and completed source research, and the report allowance is released. Review the stated error before another attempt.
- An allowance or document check fails to load: reload and retry the read operation. Do not assume that a missing allowance display means zero allowance or that a download error means the underlying evidence is absent.
- A page appears unchanged: reopen the same case and read the last-saved time. Avoid duplicate submissions while the outcome of the existing request is unclear.
