Applicability: CountyEdge private workspace and property research; availability and allowance apply. Editorial review: 2026-10-02. Fictional examples distinguish saved calculations from research findings.
Outcome
Keep a useful calculation, connect it to a research brief and read the resulting report without confusing a browser draft, a saved snapshot, a case and a completed analysis.
Before you begin
Use a verified account to save private results and access your research. Free calculator use does not require an account. The tool's browser draft expires after 24 hours and is not the same as a saved workspace result.
A saved calculator snapshot preserves the inputs and arithmetic from that calculation. A research brief defines the property and questions. A case tracks research progress. A report contains dated findings and, when requested, investment analysis. Creating or revising a report is a separate action from reading one.
Practical steps
- In the MAO or rental calculator, enter your assumptions and choose Calculate scenarios. Give the result a descriptive name.
- Choose Save result, or Create a free account to save. After signing in, confirm that Saved to your workspace appears; if it does not, return to the tool and check the save result or error message.
- Choose Open saved results to visit My Properties. Review the snapshot and its saved date. If you have a property workspace, use Attach to a property workspace to associate the result.
- Choose Create research from this result, or Create a research report from the saved tool. The snapshot is attached to the new case; review and enter the property, scope and financial inputs in the brief rather than assuming the calculation filled every field.
- Confirm the brief and start private research when your account and service availability allow it. Return through your property research. When complete, choose Open private report.
- Read the generated date, property identity, findings, assumptions and unresolved questions. Inspect the supporting evidence available to your account, then use Download PDF if you need the saved report as a document.
In the current property briefing, use the section links to move from Property overview to Market & development, Records & restrictions, Next steps, Sources & qualifications, and Files. Investment reports also include Deal economics. Start with the overview and next steps, then open the evidence or files behind the findings that matter to your decision. Available sections depend on the report type and version.
The overview separates the saved property identity from parcel and municipality evidence. An address-based identity may remain provisional even when a source reports a parcel number. Read What still needs verification for unresolved diligence questions, why they matter and the next checks. Links lead to the corresponding recommended action when available.
Worked example
A fictional buyer saves “Rental estimate — initial rent assumption” and attaches it to a property workspace. They then create a research brief for that property's rental and ownership questions. The calculator suggests $250 monthly cash flow, while the report leaves rental restrictions unresolved.
The two outputs answer different questions. The snapshot preserves the buyer's arithmetic; the report explains the evidence gap. Later, a lower rent assumption changes the on-screen scenario, but it does not rewrite the saved report's narrative or PDF.
How to interpret it
Read a report as dated AI research with supporting evidence and limitations, not a professional certification. Report ready does not mean every record was obtainable, every conflict was resolved or the property is cleared for purchase.
Editing assumptions in an investment report recalculates that browser view. To update the written analysis, use Save a new analysis version when available. Research a new report version also creates a separate version. New versions use report allowance; existing reports remain readable. Available research may be reused, so a new generation date does not mean every underlying source was newly checked.
The PDF represents the saved report. Downloading it does not run research or capture unsaved scenario edits. Check the version and dates you intend to share.
Common problems
- Result missing: confirm the account, save status and property filter. A browser draft or unsaved calculation will not appear as a durable snapshot.
- Report unavailable: sign in with the verified account that owns it. Possessing a private URL does not grant access.
- Save-version action unavailable: check remaining allowance and whether another report is running.
- PDF differs from edited figures: create and open the intended saved analysis version before downloading; browser-only edits do not update it.
Next action
Read Compare scenarios before saving revised assumptions, and Read and download documents to distinguish the report PDF from supporting files.
