Applicability: CountyEdge's authenticated investment workspace; property and regulatory coverage vary by location. Editorial review: 2026-09-25. Examples are fictional. An active request does not guarantee matches, complete coverage, or email delivery.
Outcome
Turn your investment preferences into reviewed search criteria, manage the request's status, and evaluate potential opportunities without confusing a research lead with a verified deal.
Before you begin
Sign in with a verified account. Prepare a target geography, an investment strategy, a maximum budget, and whether that budget covers the purchase alone or the broader project. These are needed to activate a request.
Separate firm dealbreakers from preferences. A requirement you cannot compromise on belongs with the firm constraints; a feature you would consider trading off belongs with preferences. Have any return target ready, including whether it describes project profit, monthly cash flow, or project ROI.
An investment request is a search for properties that could meet your criteria. It is separate from a property research case that investigates a particular address and from a free calculator snapshot.
Practical steps
- Open Investment requests and opportunities. In Your investment brief, describe the market, budget, strategy, target, and anything you want to avoid.
- Choose Review my criteria. Inspect the interpreted details carefully; the interpretation is a draft for your review, not an activated search.
- Find and select the intended Target geography. Confirm the investment strategy, maximum budget, and budget scope. Purchase only and Purchase, rehab, closing, and holding costs describe different limits.
- Review return target, property types, investment horizon, Firm dealbreakers, and Preferences. Add missing information and correct any interpretation that changes your intent.
- Read the remaining questions before activation. Choose Save draft if you are still refining the criteria. Choose Confirm and activate only after the required fields and constraints accurately describe your search.
- Use Edit to revise a saved request. Use Pause to pause an active request, Resume to reactivate a paused request, or Close when the search is no longer needed. Check the resulting status on the saved request.
- Review Coverage in your markets and the Opportunity inbox when available. For each opportunity, read why it matched, Needs verification, financial scenario inputs, evidence dates, and any local research before deciding what to do next.
- Choose Save to My Properties to keep a useful lead, or Dismiss if it is not relevant. Saving a lead does not resolve its research gaps; use property research for the address when further investigation is warranted.
Worked example
A fictional investor seeks a long-term rental in a selected county with a $300,000 maximum purchase price. They want $300 monthly cash flow and prefer a three-bedroom house, but will consider a smaller property. They will not accept a property where the intended rental use is prohibited.
After Review my criteria, the investor checks that the budget is marked Purchase only rather than all project costs. They keep the bedroom preference separate from their firm restriction requirement and confirm the selected geography before activating.
A later lead has a reason for matching but shows Needs verification for rental restrictions and incomplete operating costs. The investor saves it to My Properties as a lead. They do not treat the match or estimated return as proof that it satisfies the rental requirement.
How to interpret it
Draft means the criteria have been saved without activating the search. Active means the request is enabled for checking as applicable data becomes available; it does not mean an immediate search result or a guaranteed cadence. Paused and closed indicate different decisions about whether to continue the request.
Budget, geography, and dealbreakers remain firm constraints. Similar opportunities may differ on preferences or return targets. Read the match explanation together with verification gaps; a match category alone is insufficient evidence for an offer.
Estimated all-in cost and project profit depend on the supplied financial inputs. Inspect purchase, rehabilitation, closing, holding, resale, and selling amounts. For rental comparisons, the stated monthly costs must include relevant debt service, taxes, insurance, vacancy, and operating expenses. Missing amounts remain unknown.
Coverage information describes what is available for a market and what is still needed. A countywide source does not establish every municipality's rules or every property's permissions. A national location selector does not promise complete local property coverage.
The digest checkbox records a preference for when delivery becomes available. The current workspace explicitly says email delivery is not yet available. Check the in-app inbox; activation and digest consent are not proof that an email was sent or delivered.
Common problems
- Confirm and activate is unavailable: complete the displayed questions for geography, strategy, maximum budget, and budget scope.
- The interpreted brief misses a requirement: edit the reviewed criteria before activation. Your original text and the interpreted fields should describe the same intent.
- No opportunities appear: check the request's status and market coverage. An empty inbox does not prove that no qualifying properties exist.
- A similar opportunity falls short of a preferred return: inspect the explanation and numbers. Similarity can reflect softer preferences or targets; it is not a recommendation to ignore firm constraints.
- A saved request changed elsewhere: reload the workspace and review the current criteria before saving again.
- No digest arrives: the preference is for future delivery availability. Use the in-app inbox and do not treat the opt-in as a delivery confirmation.
- A saved lead still has gaps: Save to My Properties preserves it for follow-up; it does not perform the missing due diligence.
